Energy Performance Certificate (EPC) for a house sale or rental


EPC’s are required for the sale and letting of properties. The EPC rates a property on the basis of energy efficiency from band G (lowest) up to A (best) and subdivided from point zero (lowest) to 100 (best).

Since April 2020 it is illegal to let a property with an EPC below Band E without an exemption – see MEES report section below.

It will take about one hour to deal with the survey of the property, depending on its size and complexity. We have to create a floor plan of the property, take photos of a range of items and note details in each room plus inspect the loft insulation.

We will lodge the EPC with the Landmark Register and provide you with a copy and can also advise on relevant improvements to achieve a better rating. We will try and lodge the report on the day of the survey, but we will deal with the lodgement within 48 hours.

Minimum Energy Efficiency Standard (MEES) report


From April 2020 all privately let homes have to achieve a minimum energy rating of Band E on the EPC. Only listed buildings without an EPC are exempt,

Should a property be in the EPC bands F or G and the landlord has already spent a minimum of £3,500 on energy improvements then an application to the Exemption Register can be made.

The proposal for 2025 is a minimum EPC rating of Band D, so keep this in mind for any future improvements and alterations.

Independent advice on energy efficiency for domestic buildings


Claus Best will come to your home in Shropshire, Telford & Wrekin, North Herefordshire, Mid Wales, East Staffordshire, South Cheshire or North Worcestershire to assess the energy efficiency of the building. Claus will spend at least one hour on location.

He will then produce a report which will detail any issues currently in place and best practice of how to overcome these. It will also include advice on small changes that can be made to improve the comfort and reduce energy costs for the home. He can also recommend larger projects which could see bigger savings in future years.

He can additionally provide you with an Energy Performance Certificate (EPC) of the house and give you an indication of the EPC rating should you go ahead with the installation of the recommended improvements.

Advice on retrofit projects


This is a wide-ranging service starting with a short general advice session on energy improvements to a property.

It could also include specific advice on planned improvements or an in-depth research on retrofit issues, leading to project management of a retrofit project.

Management of the installation of individual measures of a retrofit package


If a full retrofit project is not what you are after, Smart Energy Services can manage a small project or part retrofit.

This could be one aspect of energy efficiency such as internal solid wall insulation, replacement of older windows, attic and flat roof insulation and much more.
Smart Energy Services has also completed an interesting project on internal wall, eaves and ceiling insulation of a listed building with vapour permeable materials.

Retrofit Project


As a qualified Retrofit Coordinator Claus Best is the right person to advise on any improvement measures for such a project. He is not accredited to Trust Mark and therefore can’t guide you through the official process and validate a project for this purpose. He can still advise on Retrofit projects due to his relevant qualification
